Preconstruction Phase

A properly managed preconstruction phase lays the foundation for successful construction.



We assign “Discipline Individuals” to manage the budget and schedule for each design discipline. These subject matter experts collaborate with the rest of the project team to create ideas that add value, expedite the schedule, or improve constructability. Team members also assist the design team with cost benefit analysis of different systems and materials. This allows real-time feedback on issues that affect budget, schedule, and constructability.


GMA Construction works closely with a number of architecture firms to prepare estimates and/or verify proposed construction costs at various stages throughout the construction process. We provide architecture firms with current and accurate cost models today that reflect the pricing of tomorrow’s construction climate. The UIC Southwest Lobby Addition is a prime example our experience and knowledge. GMA worked alongside Legat Architects to provide a 100% Conceptual Estimate, 100% SD Estimate, 100% DD Estimate, 50% CD Estimate, 95% CD Estimate.


We leverage our construction knowledge durring preconstruction and apply lessons learned throughout construction to maintain effective project management. Our "builder's mindset" results in high levels of quality and performance.

GMA approaches every project with accountability, transparency and a proactive, hands-on approach.



No phase of our operations is of greater importance than accident prevention. GMA has established an effective and clear Health and Safety Policy that is consistent with OSHA regulations and nationally recognized standards. GMA uses it to develop safety programs specific to each project to ensure the highest levels of safety achievement.


The project schedule is more than a tool to document progress; it is used to managed work activities throughout the project. GMA uses its schedules to define the major work activities, phasing and key milestones. Our schedules are created with input from key subcontractors and suppliers to further define the critical path and key project milestone events. During construction, daily schedule meetings and formal schedule updates are completed to monitor progress, review upcoming activities, resolve any obstructions and ensure that the team remains on track to completion.


Our commitment to quality ensures that our work not only meets but also exceeds the quality requirements. GMA’s Project Manager and Superintendent hold primary responsibility for quality on each project. They are the primary resource in making sound, quality decisions and directing the implementation of our quality strategies, which includes a three-phase quality plan.
